Cherney & Associates, Inc., has been providing quality real estate appraisal and consulting services for 40 years. Our office focuses on commercial properties located primarily in Michigan but does complete a fair amount of work in other states, including Ohio, Indiana, Illinois, Wisconsin, North and South Carolina, and Florida.

We are also now offering residential appraisal services in addition to our continued commercial services. Our company primarily turns appraisals quickly, but still quotes a turn time of seven to ten days for most residential properties.

At one time or another, we have done work for all of the major lenders around this area. Most of our work for life insurance companies has been through mortgage brokers but a partial list would include Indianapolis Life Insurance Company, Christian Mutual Insurance Company, GNA Insurance Company, Jefferson Pilot, Chubb Life Insurance Company and others.

In the past few years we have also done several appraisals for Midland Commercial Funding (and related companies) in Kansas City, plus other companies who handle securitized loans. One of our growing clients is the IRS, who we generally work with indirectly, through one of our clients-- normally a trust or estate dealing with the IRS. In this work, we have been successful in explaining and discounting partial interests in both real estate and operating businesses, and in proving discounts related to environmental concerns for a property, which have resulted in significant tax savings for our clients.
